Mobile Home Sites in Cyprus – An New Attractive Proposition for UK Investors

People will always wish to live in a climate as Cyprus is lucky to have.

So what do UK Investors know most about that the others do not?  Mobile and Lodge Homes is the answer.  There are many, many holiday and semi residential sites across the UKSpain and France have been “invaded” by the mobile home Brits but not Cyprus.  The cost of land and residences in Cyprus has increased as the euro has strengthened.  But mobile homes are still affordable and plots can be rented long term. The potential for low cost but high yield holiday lets on mobile homes is excellent  and for the right location the Cyprus Tourist Organisation will grant licences.

Cyprus has had a bad press recently on some property issues and there are a number of periferal issues which have appeared in the media.

  • The water shortages as a result of this current periodic drought are likely to mean that private swimming pools are unlikely to be able to be filled or if you can get water it will cost a penalty rate for that use. But that problem will be solved by the deployment of desalination plants.
  • The Cyprus Property Action Group (CPAG) is running highly visible campaigns, lobbying the Cyprus Government about title deeds and immoveable property tax (IPT) which have have left potential purchasers feeling more than uneasy about buying in Cyprus. There are likely to be some changes made by the Cyprus Government because it has to.
  • Channel 4 has run a programme about the property scams that some people have run into in Cyprus.  And another TV programme centred on a UK Estate Agent and UK building company in Paphos is rumoured to be ready for transmission from ITV soon. If there are 4000 safe transactions each year then this represents a very small minority.
  • Conor O’Dwyer was reported to be running a general warning against the cyprus property market at The Homebuyer & Property Investor Show in London. I believe that the Cyprus Courts will put this matter to rights.  The Cyprus Courts cannot rule otherwise and the Cyprus Government will influence the decision.
  • Tourist traffic from the UK is down big time.  The CTO (Cyprus Tourist Organisation) is going to have to promote real tourism to fill the gap because Tourism is a fundamental sector of the Cyprus Economy. 

The new Cyprus Government and the new President will have no option but to address these issues.

And what about economic fundamentals?

In Cyprus the banks have expanded their balance sheets many times over the past 5 years with consumer lending.  The revolving credit of borrowing against retained title deeds will not be allowed to dry up.  The Cyprus Government can’t withstand the adverse publicity from the likes of CPAG and the media either so they must do something.  Probably speed delivery of title deeds because the property market can’t stand the withdrawal of credit. I think that the CPAG campaign could run out of impact if the Cyprus Government discounts the UK as a major property investor.

According to my calculations, on a straight line extrapolation as if the CYP was still directly pegged to the euro and without any other interventions, as of today the CYP/GBP rate would be 0.77. That creates an interim perspective whilst we get used to GBP/euro (cyprus).

So are UK Investors out of Cyprus for good?  Probably not. The Russians are said to have invested eq£100m into the development of the Sodap site in Pafos which is most probably destined for timeshares.
