Internet and Satellite TV already configured and working. If any “adjustments” are made by guests then a reset with be subject to an additional local fee payable in cash only. Broadband additional £10 per week.
Water. The property has ample water on site which, despite the legally enforceable restrictions, with sensible use will last for approximately 6 days between automatic replenishment from the piped mains. Water in Cyprus is subject to shortages and the mains supply is managed. For the comfort of guests there are 3000 litres available from the first day of your holiday (normally only 1000 litres.)

There is no hotel or maid service and normal day to day cleaning to maintain standards of hygeine for oven, hob, sinks, toilets, showers, bath, spillages, clearing up breakages are the responsibility of guests. Local Management will visit before you leave and we reserve the right to make additional charges in cash should the villa be left in an unacceptable state of untidiness, cleanliness or with significant damage. Equally please advise Local Management if the villa is not up to standard when you begin your holiday. Please advise of all damage, breakages etc., so that replacement and repairs can be undertaken. We do not charge for minor breakages.
Security and Personal Safety. It is the responsibility of guests to safeguard themselves, their family, other guests and all their belongings of whatever type or category. We accept no liability for any loss or damage or injury. If there is an incident which you would usually report then the local police must be informed first then local management. It is recommended that all the windows and doors are locked before you leave the villa at any time when no responsible guest remains in the villa. The air conditioning will only function when the key fob is located in the slot next behind the wooden front door. There is only one security key and it is advisable to use the key safe to allow for the possibility of guests returning to the villa at different times.
Roof Area. This is strictly out of bounds to guests, however tempted you might be to take a look up there. There are power cables, hot water, tanks and pressure pumps on the roof. This is a potentially dangerous area and for insurance purposes we have been required to put a locked obstruction across the top of the spiral staircase. You can climb spiral staircase itself but again this is at your own risk !!
Please also take appropriate care in the villa gardens and grounds.
When you make a booking you guarantee that you have the authority to accept, and do accept, on behalf of all your party, the terms of these booking conditions. We require a signed booking form showing all requested details for all people included in your party. A contract will exist between you and us as soon as we issue our confirmation either in writing or by return email. Any dispute, claim or other matter arising from this contract if not settled to your satisfaction can be dealt with under English Law, which governs the terms and conditions of this contract.
When you confirm your booking, we require a non-refundable 25% deposit of the total accommodation cost. The full balance of your booking arrangements is due 10 weeks prior to your departure date. If the full balance due, is not paid by the required date, please be aware that we DO NOT send out balance reminders, then we may, without any further notice, cancel your booking and retain all monies paid to date.
A security/breakage cheque of £150 is required with your booking deposit. Any breakages will be charged in full to this deposit. Trusting there are no breakages, the deposit will be returned within 28 days of your return.
In the unlikely event that we do have to cancel your booking, for whatever reason and/or due to circumstances beyond our control (such as breakdown of essential services, supply of electricity/gas, blocked drains or the like), we will endeavour to offer you alternative accommodation of a similar or higher standard, subject to availability. In the event of non availability we shall make a full refund.
Force Majeure. This means that we will not pay you any compensation if we have to cancel the booking or you have to change your travel arrangements in any way because of war, terrorism, riot, industrial dispute, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions or any other unforeseen circumstances that may amount to Force Majeure.
We do not, therefore, accept any liability for death, personal injury, loss, damage or inconvenience from the provision of this booking, where due to neglect, act or omission of any other company, firm or individual or the employees or the agents thereof.
The owners and/or their local managers reserve the right to visit their property at any time to undertake essential repairs, maintenance, cleaning and gardening.
